Renting for the season around Megève is not only a choice of property — it is a choice of village. Megève, Demi-Quartier, Combloux, Praz-sur-Arly and Cordon all sit within fifteen minutes of each other, yet none of them feels the same, and none of them costs the same. Here is what separates them, with the figures behind it.

Megève: the default choice, and why

This is where the choice is: we manage 45 properties here, from studios to six-bedroom chalets, with a median of €19,075 for the season and a range from €8,240 to €99,750. The village lives all year, the Évasion Mont-Blanc ski area covers 400 km of pistes, and the resort recorded 1,195,000 overnight stays in the winter of 2025/26 alone.

Demi-Quartier: Megève without the Megève address

The commune borders Megève — the Jaillet side and the Combloux road belong to it. We manage 5 properties there, from €8,000 to €68,000 for the season, median €18,500. It is our lowest entry price, in a commune where 72.9% of the 1,766 dwellings are second homes and 801 people live year-round.

Combloux: space and the view

Combloux faces Mont Blanc head-on, and it is where our largest properties are: 7 of them, five being chalets, with three to four bedrooms, from €25,000 to €120,000 for the season, median €28,300.

The village belongs to the Portes du Mont-Blanc ski area, itself linked to Évasion Mont-Blanc. It counts 2,555 second homes out of 3,610 dwellings, 2,093 permanent residents, and recorded 240,000 overnight stays between 17 June and 26 August 2023, up 13.5%. See our properties in Combloux.

Praz-sur-Arly: a different ski area

Ten minutes from Megève on the Albertville road, Praz-sur-Arly opens onto the Espace Diamant. Our 3 properties there are all chalets, from €28,500 to €49,250 for the season, median €32,500.

Cordon: quiet, in winter and in summer

Known as the balcony of Mont Blanc, Cordon is the quietest of the five. The village counts 3,705 tourist beds and 178,000 overnight stays a year, 41% of them in summer — the most balanced split in our area. Three questions that settle it

1. Do you want to do everything on foot? If so, Megève. If not, the other four give you more space for the same budget.
2. How many bedrooms? Beyond three bedrooms, the choice shifts towards Combloux and Praz-sur-Arly.
3. Will you come in summer too? Cordon and Combloux have a real summer season; our summer lets run from the last week of June to the first week of September, when the owner wants them.

In our portfolio, Demi-Quartier, with an entry price of €8,000, then Megève, where apartments start at €8,240. It depends mostly on size: a large chalet costs more everywhere.

Are these villages on the same slopes?

Megève and Demi-Quartier are part of Évasion Mont-Blanc, and Combloux joins it through the Portes du Mont-Blanc. Praz-sur-Arly also opens onto the Espace Diamant. Cordon has its own small, family-oriented ski area.

Do I need a car?

In Megève, not necessarily. In the other four communes it is more comfortable, especially in the evening.
