Property Management in Megève
Hand over the management of your chalet or apartment in Megève to Ascent Megève. We take care of your property from end to end — seasonal rentals as our priority, short-term rentals to complement, backed by premium concierge service for your guests and complete peace of mind for you.
Why Manage With Ascent Megève
- A team based in Megève, with deep knowledge of the local seasonal and short-term rental market.
- A seasonal-first strategy: we first look to secure a seasonal booking (1 to 4 months). If no seasonal tenant is confirmed as high season approaches, we switch your property over to weekly short-term rentals, so it never sits vacant.
- A full concierge service that protects your property and keeps your guests happy.
- Complete transparency on our fees and how we manage your property.
The market, in verified figures
Before talking about commission or contracts, it is worth looking at the market your property sits in. Every figure below comes from a public source — INSEE and the tourist offices — and we have discarded anything we could not corroborate.
| Commune | Dwellings | Second homes | Share |
|---|---|---|---|
| Megève | 9,429 | 7,831 | 83.1% |
| Praz-sur-Arly | 3,021 | 2,256 | 74.7% |
| Demi-Quartier | 1,766 | 1,287 | 72.9% |
| Combloux | 3,610 | 2,555 | 70.8% |
| Cordon | 1,297 | 790 | 60.9% |
| France as a whole | — | — | 9.8% |
Three things follow.
The demand is measured, not assumed. Megève recorded 1,195,000 overnight stays in the winter of 2025/26 alone, across 37,935 tourist beds, with 60% international visitors. Praz-sur-Arly counted 324,200 nights this winter against 312,000 the winter before. Cordon takes around 178,000 nights a year, 41% of them in summer. Across the Pays du Mont-Blanc as a whole, accommodation accounted for €171.2 million of visitor spending in winter 2024/25 — 30% of the total, ahead of every other category, and up 18.1% year on year.
The supply, by contrast, is heavily under-used. In January 2024 the Combloux tourist office put the commune’s stock at roughly 13,000 tourist beds, close to 70% of them “cold beds” — sleeping places occupied only a few weeks a year. The limiting factor in this market is not the number of properties. It is the number actually brought to market and properly looked after.
The clientele is international. Six visitors in ten in Megève come from abroad. They book without viewing, they do not know the valley, and they expect everything to work on arrival. That is exactly where a team on the ground changes the outcome.
We have set all of this out commune by commune, with every source, in a dedicated article: the Megève seasonal rental market, what the figures actually say.

Our Fees
Our commission is 19% of the gross rental amount, cleaning fees included (charged to your guests). No hidden fees, no complexity — that single rate covers our entire service.
We offer two para-hotelier management contracts: a Standard contract, on an exclusive mandate, and a Prestige contract, on a non-exclusive mandate for owners who already let to their own network. Compare the two contracts in detail, with a worked example.
Accounting & Administrative Steps
At year-end, we provide you with all the documentation you need for your French tax declaration. You can then declare your rental income yourself or hand it to our partner accountants. We also handle the ongoing tourist tax (taxe de séjour) declarations to the local town hall for every stay — all you need to do is give us your property’s registration number.
