Estimate your Megève property's rental potential
Which tax regime fits your property?
Two possible regimes for a furnished property let in Megève — we help you work out which one applies to yours.
Option 1 · Standard furnished rental
The most common case for owners: your furnished property is let without structured hotel-style services, generally under LMNP status.
- Rent is not subject to VAT
- Simple declaration — micro-BIC or actual-expenses regime
- Lighter day-to-day operating constraints
- Suited to starting out or letting occasionally
Option 2 · Para-hotel activity
You offer services comparable to a hotel — at least 3 of 4 (reception, cleaning, linen, breakfast). Your activity is then reclassified as hotel-type.
- 10% VAT on accommodation revenue
- VAT on works and purchases is often recoverable
- More active, hands-on operation
- Better suited to properties generating higher revenue
Your tax regime (standard furnished rental or para-hotel activity) directly affects your estimated net income. Our parent company Care Concierge has covered this in detail in a complete guide (VAT, worked examples), as well as in a simple, easy-to-understand page.

We manage properties across Megève
Local management, built for Megève
Local expertise
A team based in Megève, who knows every neighbourhood, every season and every type of guest.
Seasonal first, short-term as backup
We prioritise seasonal leases; short-term rental steps in if no seasonal tenant is found.
Full concierge service
Cleaning, linen and guest welcome handled end to end; we only reach out for significant maintenance work.
Transparent pricing
With a seasonal lease, you receive the full net rent stated in the contract. For short-term, our commission is a flat 19% (VAT included) — no hidden fees.
Frequently asked questions
How is this estimate calculated?
From a short-term model (nightly rate × occupancy) applied to the number of weeks and season you choose, then converted into three scenarios (conservative, expected, high-performing). This is not a seasonal-lease price — it’s a point of comparison.
Is this income guaranteed?
No. This is an indicative estimate based on market assumptions. Real income depends on demand, season and your property’s exact characteristics.
Is cleaning deducted from my income?
No — cleaning is paid by guests, so it’s neutral for you. The 19% commission covers linen, consumables, marketing and guest communication.
Who handles taxes and the tourist tax?
Ascent Megève declares all sales and the tourist tax (taxe de séjour) to the town hall. The owner’s income tax is not included and remains their responsibility.
What happens after the estimate?
A member of our team gets back to you to refine the estimate with your property’s real specifics and suggest the best setup (seasonal, short-term, or both).
A question, a visit, a detailed estimate?
