Standard or Prestige: which contract suits your property?

Ascent Megève offers two para-hotelier management contracts. They rest on the same foundation — the same tax regime, the same rates, the same guarantees. What separates them comes down to a single question: what would you like to keep doing yourself?

Standard contract

Fully managed, with no options

The para-hotelier services — welcome, linen, cleaning, breakfast — are delivered by our teams in every case. You do not take any of them back yourself: that is the trade-off for an arrangement in which nothing is left for you to run.

Prestige contract

Your choice, service by service

You decide what you handle yourself and what you entrust to us. Built for the owner who already has a housekeeper, their own routines or their own team, and wants to keep them.

Let us take a chalet, and follow one week

Rather than send you to the clauses, here is an example. A chalet with four bedrooms and four bathrooms, luxury standard, let at €10,000 per week. The same property, the same week, under each of our two contracts.

The mandate is exclusive. Every booking goes through us, including the ones that come from you: you pass the enquiry to us — reservations desk or agency — and we handle it. No direct lettings, no other agency. The 19 % fee applies to all rental income.

Prestige contract

The mandate is non-exclusive. Your guests may book directly with you, or through another agency. We charge a fee only on the bookings we bring you — the online platforms, however, remain exclusively ours.

On this example chalet: if you let six weeks a year to your own network, that is €11,400 excl. tax in management fees the Prestige contract does not charge you. The figure covers those six weeks only — every booking we bring you still carries the 19 % fee.

Even under Prestige, the online platforms remain exclusively ours

Airbnb, Booking.com and VRBO are entrusted to Ascent Megève on an exclusive basis under both contracts. You may not list the property there yourself, nor appoint another operator to do so. That is what guarantees a single listing, one registration number and consolidated reviews — the three conditions for ranking well, and therefore for filling the calendar.

A booking at zero commission is therefore a booking you conclude away from the platforms, with a guest who came to you.

  • The guest must not be someone we introduced to you. A client we brought you carries the fee for twelve months: that is the non-circumvention clause, in article B.2 of the contract.
  • Cleaning, linen and welcome for that stay are still charged if you have entrusted them to us. The commission is zero; the services are paid for as they are used.

We answer for whatever the visual check-out inspection should have picked up.
The same on stays where we handle the cleaning. If you handle it, the check-out inspection is yours.
Tourist tax
Collected, declared and paid over by us through FARITAS, for every night. €90 excl. tax per year.
The same for our bookings. Those you conclude yourself fall under your own declarations.

This example is given for guidance, to make the comparison easier to follow. The welcome, cleaning and laundry package is set property by property when you sign and is not part of this calculation. Real amounts depend on your chalet or apartment, the season and the services chosen.

What does not change from one contract to the other

The choice is about how involved you want to be, never about the quality of the service or the safety of your funds.

The para-hotelier regime

Three hotel services out of four, VAT at 10 % on rents and 20 % on options, under both contracts.

The same rates

Cleaning €37 per hour. Linen: €37 for a full double-bed set, €23 for a single-bed set. Breakfast at cost plus 20 %, key box €30. All excluding tax.

The safety of your funds

Separate escrow account, SO.CA.F financial guarantee of €1,000,000, professional licence CPI 7401.

Payments

Between the 15th and the 20th of the month following your guests’ departure, with a detailed statement.

Marketing

10 to 20 professional photographs, included in the commission. Direct booking site, digital guide for the property, dynamic pricing.

Maintenance

In-house team and partner tradespeople. You are kept informed in every case. In an emergency we can commit up to €200 excl. tax so the work starts without delay; above that figure your approval is still required, emergencies included.

Tourist tax

Declared and paid over through FARITAS, €90 excl. tax per year and per property.

Your own use

Allowed under both contracts, up to 50 % of the year so the tax regime is preserved.

Para-hotelier Standard

For the owner who would rather stop thinking about it. You hand over the property, we take care of everything, and you receive a statement each month.

Para-hotelier Prestige

For the owner of a prestige property who already has a client base, a team on site, or both — and wants to keep that part of the business.

Frequently asked questions from owners

Under Prestige, can I really let the property without paying a fee?
Yes, on the bookings you conclude yourself, away from the online booking platforms and with guests we have not introduced to you. Airbnb, Booking.com and VRBO remain exclusively ours: that distribution exclusivity guarantees a single listing and consolidated reviews, which are the condition of strong rental performance.
Can I switch from Standard to Prestige, or the other way round?
Both contracts run for twelve months and renew automatically. A change takes effect at the renewal date, subject to the notice period set out in the contract. Under Prestige, however, the split of services between you and us can be changed at any time by simple amendment.
Is the tax regime the same in both cases?
Yes. Both contracts fall under the para-hotelier regime of article 261 D 4°-b of the French tax code: at least three hotel services out of four, VAT at 10 % on rents and 20 % on optional services. Under Prestige, if you provide a service yourself, you must actually deliver it on every stay and keep the supporting documents — the tax responsibility remains yours.
What happens if I book a period that is already let?
This is the point to watch under Prestige. You keep your calendar up to date in real time in your owner area; any period left unblocked is treated as available. If a double booking results from a synchronisation failure on your side, the cancellation and rehousing costs are yours.
Is Prestige only for large chalets?
It was designed for prestige properties, whose positioning and clientele justify the owner keeping part of the marketing. The test is not the size of the property but your situation: an existing client base, a team in place, or the wish to stay active in running it.
