Is Megève Expensive? What a Season Really Costs

“Is Megève expensive?” It is the question everyone asks, in conversation and in search engines alike. The honest answer: it depends on how long you stay, which village you choose and what kind of property you want. A week in the centre of Megève in February has little in common with a full season in Combloux. Here are real figures — ours for the rentals, official sources for the rest.

Why Megève has a reputation for being expensive

Megève was never built for volume. It is an old village with little room to expand, and most of its housing stock is not lived in year-round: 7,831 of the commune’s 9,429 dwellings are second or occasional homes, that is 83.1%, against 9.8% across France (INSEE, 2023 census).

Demand, meanwhile, is international and steady: the resort recorded 1,195,000 overnight stays in the winter of 2025/26 alone, across 37,935 tourist beds, with 60% of visitors coming from abroad (Megève press kit). Few properties, many takers — prices follow.

That average hides wide gaps, though, which is where concrete figures help.

What a full season actually costs

The ranges below are the prices shown on our own listings in September 2026, for a full winter season in Megève. They are not estimates: every property has its own page and its own price.

• Apartments and duplexes: €8,240 to €43,750 for the season, median €15,875.
• Chalets and villas: €31,125 to €99,750 for the season, median €47,563.
• All properties: a median of €19,075, across the 45 properties we manage in Megève.

Spread over four months, a €19,000 season works out at under €5,000 a month for a home that is furnished, heated and looked after, at the foot of a 400 km ski area. That is the calculation families make when they move from weekly stays to a season.

What the neighbouring villages save you

Ten minutes away by car, the prices change. We manage properties in four communes around Megève, all linked to the same massif or its immediate neighbours:

• Demi-Quartier: €8,000 to €68,000 for the season, median €18,500. The commune borders Megève.
• Cordon: a three-bedroom duplex at €18,450 for the season. The village counts 3,705 tourist beds and 178,000 overnight stays a year.
• Praz-sur-Arly: €28,500 to €49,250, median €32,500, for chalets. The commune counted 324,200 nights this winter, up 3.9%.
• Combloux: €25,000 to €120,000, median €28,300, with the largest spaces in our portfolio and a head-on view of Mont Blanc.

In other words: for the same budget, you often rent something larger by stepping outside the centre of Megève.

What the rent covers, and what it does not

With us, a season rent is all-inclusive, as in a holiday rental: utilities, household linen, a fully equipped home. Cleaning dates are agreed with you once the booking is confirmed.

Two things sit outside it:

1. The tourist tax, set by the commune and charged on top of the rent. We declare it and pay it over for you.
2. The lift pass, which is not ours to set. Bought in advance, a day pass is advertised at €32 to €65 depending on the period on the Megève lift company’s site.

There are no surprise administration fees and no commission added at signature: the price on the property page is the price of the season.

Season or week: how to choose

A season makes sense if you come up several times over the winter, if you work remotely part of the time, or if you want to leave your things there. It also spares you the February scramble for availability.

A week stays more flexible for a one-off trip. Not all our properties are offered by the week: we look first for a seasonal tenant, and whatever is still free at the end of November moves to weekly lets for the rest of the winter. That is when the best deals appear — and also when school-holiday weeks go fastest.
